The Facilities

The Old Mill really was a mill. Ground was broken in 1924 for one of the largest and most modern buildings in the San Marcos area to be used as a cotton mill but then became a wool scouring mill and wool blanket manufacturing plant. As wool was replaced by synthetic fibers in the early 80s, the entire four-building facility on 12 acres was purchased and totally renovated to become the now thriving 120,000 square foot Old Mill Business Park with office suites, flex office, technology, and warehouse/storage space. It also offers conference and meeting room facilities available for rent by the day.

Location - The Growth Corridor

San Marcos, one of the fastest-growing cities in the United States, is located on I 35 in the middle of the growth corridor running from Austin to San Antonio.  Only 35 minutes from Austin, 50 minutes from San Antonio, and 3 hours from Houston and the Gulf of Mexico, San Marcos enjoys the benefits of nearby big cities but with only a small fraction of their traffic.

The Old Mill includes a wide variety of lease spaces with different configurations plus various kinds of warehouse and storage space.  While most lease spaces range from 1,000 s/f and even up to 12,000 s/f, there are also several small individual office areas available for lease.  Some lease spaces are available partially furnished.
